What to Expect -

Timber Frame design and construction projects involve several steps. Typically, your timber frame project will go through the following phases. However, on some projects several of these steps may be combined or there may be additional ones.

Step 1- Programming/Deciding What to Build

Programming is the development of the building program - determining what spaces you need and how they relate to each other. (how many rooms, the function of the spaces, etc.), testing the fit between the owner’s needs, wants, and budget.
Bring us your ideas, whether images from our website, magazines, the internet or detailed plans drafted using home software. We can work with plans that you have developed or start from scratch and we'll help you manifest your needs into a preliminary design that can be used for the anticipated project scope.

This phase will be the first step in the process and upon completion, we will have everything we need to move forward into the Schematic Design Phase.

Step 2- Schematic Design/Expanding Ideas

Schematic Design is perhaps the most important time we spend interacting with clients. At this stage, we have frequent correspondences in order to keep clients abreast of our work and direction. During these interactions, we present drawings that describe design ideas with respect to your needs, desires and budget. In addition to plans, elevations and sections we prepare 3D perspective drawings and models which we find to be more useful for visual communication with clients. These drawings are intended to convey potential room locations, placement of doors and windows, as well as new furniture arrangements. Schematic designs almost always include outline specifications, anticipated project cost estimates and project schedule.

Upon completion of the schematic design phase, we will have everything we need to move forward into the Design Development Phase.

Step 3- Design Development/Refining the Design

Design Development refines the schematic design into more detailed floor plans and elevations, along with multiple isometrics of your home and timber frame structure. We'll start to work out how your project will come together; how it will be built, what the project timeline will be, and how much the project will cost. We will also be able to take these drawings and use them to get preliminary quotes from suppliers and subcontractors.  Outline specifications are prepared listing the major materials and individual room finishes.

Upon completion of the design development phase  we will have everything we need to move forward into the Construction Documents Phase.

Step 4 - Contract Documents

Contract Documents define exactly what your home will look like. They include the finalized timber frame plans, building floor plans and elevations, foundation plans and details, site plans, etc as required. These finalized plans will be the basis of your contract with us for your timber frame, and also with your GC and subs for exactly what they will provide and at what price. They are also the basis of applying for the building permits as required by the local municipality where you are building.

This phase will be the forth and final step in the process before construction begins. Upon completion of the contract documents phase; we will have everything we need to move ahead with the production of your timber frame home.

Step 5 - Production & Construction

 

The Production and Construction phase is were  we begin to translate the contract documents into reality. The first step in this process is to generate the timber frame shop drawings for each component in the timber frame structure.  Once these plans are completed; we will place an order for all of the timbers which will go into the construction of your frame with the logging company and saw mill  Once timbers leave the saw mill and are received at our facility, the skilled timber framers in our shop will use these shop drawing plans to hand cut each individual timber and joint using traditional joinery techniques of mortise and tenon connections. If you are using an architect, we will submit our drawings to them for their approval, to confirm that the frame that we deliver will fulfill their design intentions.

Upon completion of the timber frame fabrication and production process; we will ship the finished timbers to the jobsite where our experienced raising crew and riggers will construct the timber frame structure on your foundation and deck. The raising of the frame will be one of the most dramatic processes of your project, and we will welcome your attendance and participation in the process. 

Following the completion of the raising and assembly of the timber frame structure; we will install the building enclosure system. This generally consists of stress skin insulated foam core panels (aka. SIP's) which are placed on the outside surface of the timber frame so the entire frame is exposed to view in the interior of the home. Once the panels are installed, the roof covering is installed over the panels and your home is dried-in and safe from the elements. At this point, all that is left is the scheduling of the work to complete your home whether it's being done by Alder River Timber Frames or your own general contractor.
